Sprinkler retrofits and ADU rules in Riverside County
Two questions come up constantly in Riverside County: does my ADU need sprinklers, and does my remodel trigger them. The ADU answer comes straight from state law. Government Code section 66314 says an accessory dwelling unit shall not be required to provide fire sprinklers if they are not required for the primary residence, and that building an ADU shall not trigger a requirement for sprinklers in the existing primary dwelling. If your main house was built before the 2011 rule and has no sprinklers, a detached ADU generally does not need them either.
The remodel answer depends on where you are. Cities and the county each decide what counts as a substantial remodel or an addition large enough to bring the sprinkler rule in, and the thresholds are not the same everywhere.
