Home fire sprinklers in Temecula and Murrieta: what the work here looks like

Temecula and Murrieta are two cities and one countryside. Inside the city limits the housing is mostly tract, much of it built after the 2011 sprinkler rule, so the systems are already in the ceilings and the work is inspection and repair. East of town in Wine Country and up in De Luz, custom homes sit on acreage with wells and long drives, and a new sprinkler system starts with a water tank because there is no main.

The tract side has a quiet problem. HOA rules cover the lawn and the paint color and say nothing about the sprinkler riser in the garage, so nobody checks it. Fifteen years in, heads get painted, valves get bumped closed, gauges drift, and the first person to notice is a buyer’s inspector at resale.

The countryside side has a design problem. A well cannot deliver a sprinkler demand on its own, so the installer sizes a storage tank and pump from the hydraulic calculation, and the fire authority reviews the water supply along with the layout. It is routine for a contractor who does rural work and a surprise for one who does not.

Permits and plan check

Lots inside Temecula or Murrieta city limits go through that city’s fire authority for sprinkler plan check. Wine Country, De Luz and the other unincorporated land around both cities go through Riverside County Fire Department plan check with CAL FIRE through the Office of the Fire Marshal. Ask which applies before you assume, because the line between city and county runs through neighborhoods out here.
